Recruitment within Conveyancing has been particularly busy up and down the country. In recent weeks we have noticed a huge increase in conveyancing job vacancies across the UK. A number of our clients are expanding Residential Conveyancing departments to cope with the increased workload.
Why is Residential Conveyancing so busy?
With the initial easing of some lock down restrictions came a surge in property sales. Data collected by Rightmove showed that the number of homes being sold within seven days between July and August 2020 was 33,620 which was 125% higher than the same period last year. It is thought that the pent-up demand during lockdown along with the Stamp Duty Holiday has caused this spike in sales.
In an attempt to give the housing market a boost the Chancellor introduced a Stamp Duty Holiday, meaning that people buying houses up to the value of £500,000 will now not pay any stamp duty. The Stamp Duty Holiday will remain in place until 31st March 2021, if you were to buy a house for £500,000 before the 31st March 2021 you would now save £15,000 that would have been paid in Stamp Duty. It is thought that the opportunity to make this kind of saving has prompted more people to buy and sell.
Could it get even busier?
When we were speaking with more senior candidates there was initially a concern that the demand could be short lived after the Stamp Duty Holiday is over and the post-lockdown rush has passed. However, with new proposals to make it easier for first time buyers to purchase their first home this could be a trend that is set to continue.
In October, the Prime Minister announced an initiative to turn a generation of renters into a generation of buyers. Boris Johnson announced plans to introduce 95% mortgages for first time buyers. Meaning first time buyers could now secure their first home with a much smaller deposit. Boris promised that this pledge would result in an additional 2 million homeowners and would in turn give the property market a huge boost. There are many questions surrounding this proposal. How will it work? When will it be introduced? Is it a sustainable proposal? However, if this initiative is successfully introduced it is likely to continue to support the buoyant property market and will mean that Residential Conveyancing departments up and down the country will continue to be very busy.
What does this mean for recruitment?
The increase in workload reported by our clients within Residential Conveyancing and the need they have to add additional skilled team members to the departments to cope with the workload means that now is a great time to look for a new role.
